August 2009
We are happy to report the we had a very successful week of Tenant Appreciation cook-outs. It was a pleasure to serve you. We would like to thank everyone for their extra efforts in separating the trash, food waste and recycling. Those efforts enabled us to reduce the trash to less than one 30 gallon bag per day. Instead we recycled over 15 bags of food waste!
This issue of the newsletter will provide you will information on a couple new tenants we are welcoming to our projects. In addiition, it will keep you up to date on our on-going efforts to reduce energy consumption and increase recycling efforts. Finally, there are a few special events coming up that we highlight.

Tips for reducing electricity consumption
We have determined that our buildings can benefit from quick low-cost/no-cost energy-saving solutions as simple as just turning things off and upgrading to more efficient equipment. We are beginning to do our part by evaluating the efficiency of the building systems such as the lighting. We are making changes where recommended. We hope that you can do your part by turning things off when appropriate.
Lights. Turn off lights when they are not in use. As you may have noticed we have installed occupancy sensors and timers in many common areas, but we depend on you to turn off lights in your suite when not in use, whether it be when someone leaves for just 15 minutes, or at the end of the day.
Computers and office equipment. The typical desktop computer, monitor, and shared printer draw about 200 watts. Most of the equipment sold today goes into a low-power sleep mode after a period of inactivity. Unfortunately, most users don’t take advantage of this feature. Making sure that these energy-saving modes are enabled can produce significant energy use reduction. A single monitor draws about 100 watts; if left on overnight and on weekends, this leads to significant amounts of wasted energy.
Lighting Evaluation. As mentioned previously, we have had lighting evaluations completed on the buildings at Crossroads of Oakdale. We are in the process of implementing the recommendations provided by the vendor. We will continue this process at our other properties to ensure our buildings are operating in an energy efficient manner.
Electronic Payments. We are in the process of setting up a new system to accept electronic payments! We now have the ability to accept credit cards for rent payment over the phone. Soon you will have additional option of logging onto your account via the website and enter checking or credit card information. Please note that there will be a transaction fee of 2-3% for all credit card payments.
We continue to have challenges with adding on-line payment options. We will send a separate email with instructions when this option becomes available. Please contact Dawn or Lindsey if you have any questions about making electronic payments.
